Developed as an entry for an international design competition in Mississauga, Canada, the proposal reimagines a prominent urban intersection through a mixed-use development comprising two residential towers over an active commercial podium. Positioned as a new urban landmark, the design responds to the city's evolving skyline while creating a strong relationship between public life at street level and high-density residential living above.
The architectural expression is derived from the stacking and shifting of volumetric blocks, creating a dynamic silhouette that changes with every viewing angle. Instead of relying on a singular sculptural gesture, the composition emphasizes layered massing, recessed sky terraces, and articulated façade projections to introduce depth, shadow, and scale. A high-performance glass façade, generous balconies, and landscaped podium edges enhance daylight, outward views, and environmental performance while reinforcing the building's contemporary identity.
At the ground plane, the commercial podium activates the streetscape with transparent retail frontages, landscaped public zones, and pedestrian-oriented circulation, establishing a vibrant urban edge throughout the day. The proposal balances architectural identity, functional planning, and commercial viability, creating a development that contributes to the city's public realm while offering an efficient and desirable residential environment. This competition explored how a high-rise development can become both a recognizable skyline element and an engaging place to live.
